PROJECT GOAL – INNOVATION CENTER
The creation of the innovation center “IBC IT Cluster” will be carried out on the basis of the IBC Group business center, located at 95 R. Luxemburg Street, Minsk. The innovation center (IC) is being established using the combined financial, administrative resources, practical knowledge, and experience of the business partners.
The owners of the IBC Group business center proposed to reformat the center’s operations, sell the majority of the office and technical spaces, and create an innovation center on their premises where new technologies will be implemented and specialists will be brought in.
The implementation of new organizational and technological solutions will be carried out taking into account the knowledge, experience of the partners, and modern technologies.

PROJECT PARTICIPANTS (PARTNERS)
LLC “PINEWOOD” – PROJECT INITIATOR and main executor. Other project participants are involved parties who take part in the project implementation — whether as an executor, client, expert, or manager — each having their own role and responsibilities.
The PROJECT INITIATOR proposes the project, establishes the need and benefits of its implementation, develops its concept, puts forward a proposal for its realization, attracts financing for its implementation, and carries out key works, etc. The partners (participants) complement and support each other in the development of the overall project strategy.

FINANCING
Financing for the project implementation will be provided from various sources: the initiator’s own capital, partners’ funds, borrowed funds, private investments, and the use of innovative financial instruments.
The PROJECT ORGANIZER also acts as a financial intermediary, taking on the key role in organizing financing, risk assessment, acting as a guarantor of the transaction’s success, and reducing risks. It conducts comprehensive due diligence of the business, prepares documentation, defines terms and conditions, and organizes work using its own resources and contacts to attract investors, clients, and customers.
The involved partners in the project provide financial resources and conceptual solutions for the creation of the Innovation Center, discuss the terms of resource attraction and their return.
For the participants, a feasibility study (FS) of the project has been prepared, along with organizational solutions for modernizing and adapting the business to new services.
LOCATION OF THE BUSINESS CENTER
The business center is located in the center of Minsk, in a prestigious business district. Nearby are the Hrushewka metro station, all types of public transport, the popular fitness club “WORLD CLASS” with gym halls, sauna, and swimming pool, the railway station, banks, hotels, shopping centers, restaurants, cafes, and more.

The innovation center will be created on the basis of the IBC Group business center. The diagram shows the structure of the business center. At the first stage, separate office and technical spaces will be used.
